These Terms & Conditions ("Terms") govern your use of Aivio, the property management platform operated by Survo Limited, trading as Survo Chartered Surveyors ("Survo", "we", "us", "our"). We use Aivio to manage the properties in our care — covering compliance, planned preventative maintenance, repairs, contracts, contractor management and service-charge accounting ("the Platform").
Aivio is provided to support the property management and surveying services we deliver. Access is by invitation only and is given to the people we work with: our staff, and the tenants, landlords and contractors connected to the properties we manage. By accessing or using the Platform you agree to these Terms. If you do not agree, please do not use the Platform.
These Terms should be read together with our Privacy Policy, which explains how we handle personal data.

The Platform is used by the following types of user, and these Terms apply to all of them:
Where a term refers to "you", it means whichever of the above describes how you are using the Platform.
Aivio is a tool that helps us, and the people we work with, organise and keep track of property management activity. It records information, sends notifications, and presents documents, statuses, statements and reports.
The Platform supports our services but does not replace any underlying agreement. Your wider rights and obligations are governed by the relevant document for your relationship with us — for example a tenancy agreement, a lease, a management or agency agreement, or a contractor instruction or works order. If anything on the Platform appears to conflict with one of those agreements, that agreement takes precedence.
Access to the Platform is granted by invitation. You must provide accurate information, keep your login details confidential, and not share your account or let anyone else use it. You are responsible for activity that takes place under your account.
Tell us promptly at mail@survo.co.uk if you think someone else has accessed your account, or if your contact details change. We may grant, change or withdraw access at any time — for example when a tenancy ends, an instruction is completed, or a staff or contractor relationship changes.
When using the Platform you must not:
Information you provide — you are responsible for the accuracy of the information, documents, certificates and photographs you upload, and for making sure you are entitled to share them.
Tenants — please keep your contact details current, provide accurate detail when raising a repair, and respond to appointment requests promptly. Documents you upload (such as certificates) should be genuine and relate to your property.
Contractors — you are responsible for the accuracy of the job updates, completion notes and certificates you submit, and for holding any qualifications, registrations and insurance your work requires. The Platform records your work; the work itself is governed by the instruction or works order we agree with you.
Landlords — reports, statements and statuses shown on the Platform are provided for information. While we take care to keep them accurate, you should raise any query with us so we can confirm the underlying position.
Our staff — must use the Platform only for legitimate work purposes and in line with our internal policies.
Where the Platform records compliance documents, certificates, dates, reminders and statuses, these are provided to help organise and track obligations. They are not legal or professional advice and do not, by themselves, discharge any statutory or contractual duty. Responsibility for meeting compliance, safety and regulatory obligations for a property remains with the party who holds that duty under the relevant agreement or by law.
Calculated dates (such as a renewal or expiry date worked out from a frequency setting) and reminders are provided for convenience and should be independently confirmed.
Some features use artificial intelligence to help with tasks such as triaging repairs and reading information from uploaded documents. These are an aid only, may be inaccurate or incomplete, and are reviewed by a person before being relied upon. We do not warrant the accuracy of AI-generated output.
The Platform is provided to you at no charge as part of how we deliver our services. Any money that may be payable in connection with a property — such as rent, service charge, or a contractor's invoice — arises under the relevant tenancy, lease, management or contractor agreement, not under these Terms. The Platform may display or help process such amounts, but the obligation to pay (and the right to be paid) is governed by those separate agreements.
You keep ownership of the documents and content you upload. You grant us permission to store, process and display that content as needed to operate the Platform and provide our services. The Platform itself — including its software, design and branding — belongs to Survo or its licensors, and nothing in these Terms transfers those rights to you. You may not use the "Aivio" or "Survo" names or logos without our written consent.
We handle personal data in line with our Privacy Policy. Please only upload personal data about other people where you are entitled to do so, and tell us if you become aware of any inaccurate or out-of-date information.
We aim to keep the Platform available and reliable, but we cannot guarantee it will be uninterrupted or error-free. It is provided on an "as is" and "as available" basis. We may occasionally suspend access for maintenance, updates, or for reasons outside our control, and we will try to keep any disruption to a minimum.

This section does not affect any rights or obligations under the separate tenancy, lease, management or contractor agreement that applies to you, including any professional duties we owe under that agreement or as Chartered Surveyors.
You may stop using the Platform at any time. We may suspend or withdraw your access — for example if you breach these Terms, when your relationship with us in respect of a property ends, or to protect the security of the Platform. Removing your access to the Platform does not by itself end any underlying tenancy, lease, management or contractor agreement.
We may update these Terms from time to time. If we make material changes we will give reasonable notice, for example by email or an in-app notice. Continued use of the Platform after the changes take effect means you accept the updated Terms.
These Terms and any dispute arising out of them are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
